HOW IS A DILAPIDATION SURVEY CARRIED OUT?

Dilapidation survey is a visual inspection of the internal and external areas of a property including perimeter apron, drainage, road and facades. All distresses e.g. cracks, settlement, dampness, spalled concrete etc. shall be duly documented and photographed.

WHAT IS THE COVERAGE OF A DILAPIDATION SURVEY?

Dilapidation survey conducted on all the visually accessible internal and external areas of a property. There shall be no opening of any fittings/ furnishing.

WHY SHOULD CONSENT TO HAVE THIS DILAPIDATION SURVEY DONE TO MY PROPERTY?

While it is not expected that the future development project will cause damages to any neighbouring properties, the dilapidation survey report serves to establish the baseline conditions of a property prior to commencement of construction activities. Thus, this independent dilapidation survey benefits all the parties involved i.e. the project owner, contractor and the neighbouring premises’s owner.

WHAT ARE THE CONSEQUENCES OF DECLINING THE DILAPIDATION SURVEY?

In the event the dilapidation survey is declined, it would be difficult to ascertain the quantum of defects/ damages, if any, for all parties involved as there is no datum of conditions prior to construction. In this case the property owner will have to bear the burden of proof to show evidence that the damages claimed for are in fact caused by the construction nearby.
